While living here, it was extremely overpriced. Especially for the location as there is a ton of homeless in the area and a lot of misdemeanor crimes, namely vandalism such as the time where the entire mail room was destroyed, as well as a few vehicle break ins. In the surrounding area, there have also been several driveby's and shootings. It's advertised as gated but the gates are always broken, the fence is always damaged, and nothing is secured. After living there since June of 2020, I've only had to use the gate code or access card a few times and after November of 2020, never again.
A fun little story, they tried increasing rent on me by approximately 300 dollars and justified it with this response, copied directly from my inbox (name censored to be polite):
"Thank You for your email, I am happy to assist you with you inquiry.
The current increase for your renewal is due to the current market rent on the apartment.
Current Rent: $1,023
Market Rent: $1,381
Your Offer: $1,312 on a 12 month lease term
The market rents for our apartments are set by the average market rents in the area. Currently, our 1 bedroom apartments are renting as high as $1,488 per month on a 12 month rental agreement.
Current Competitor Pricing For a 1 bedroom:
Marina Village: $1,553
Spring Villas: $1,783
Lyfe: $1,840
We hope that you will choose to continue your residency here in our community. Not only is our pricing competitive with the market, moving is a hassle and expensive as well.

This is blatantly offensive and condescending. Particularly when said, "Not only is our pricing competitive with the market, moving is a hassle and expensive as well." If you take a look at the, "compared" competition, you'll notice that one of the competitors, specifically Marina Village, is owned by the same company (MG Properties) with the other two's companies being associated which you can tell that they use the same website format. Furthermore, at the time the listing for the apartment was 1333 and not 1381. I guess they figured I'd take their word for how much my apartment was worth. I pointed out the discrepancies with the price variation and the competition being part of the same company, and also mentioned the issues with crime experienced in the apartment complex itself (and since this mention, there had been no fixes to the gates and damages). For this, they graciously increased my rent to $1123, about a third of what they were hoping to increase it by.
That said, if you value privacy, you'll be deterred. They're very fond of inspections which you'll experience several if you decide to move in. If you have pets, expect an additional pet deposit as well as a pet rent which was the first apartment I had that charged pet rent. When I moved out, I cleaned the apartment to the best of my ability and charged a cleaning fee. They also kept the deposit. After rent, I've been charged an additional 1100 for total fees. Speaking with coworkers who used to live there as well, it seems this is pretty common and no one who've I've met that used to live in these apartments have EVER managed to keep their deposit, so don't expect to get anything back.
Finally, the total apartment is really small. To it's credit, it meant I didn't get a lot of things so the move was pretty easy (despite what they'll tell you) but for what you're paying, you should look for something more roomy.
If you're looking for something cheap, look elsewhere. If you're looking for something comfortable, look elsewhere. This location has the worst of both worlds and will make very active attempts to rob you of your income whenever they sense the opportunity to do so.
