. I believe I was the first Soft Wash company in Charlotte County. I am an instructor at the Roof Cleaning Institute Of America. I feel sure I am more knowledgeable than any other individual, locally and have perfected my equipment choices.

There are 2 ways to clean roofs - power washing and soft washing. Many roofing manufacturers specify the soft wash method, so they don't have to replace roofs prematurely, due to wear and tear from pressure washing equipment use and workers having to walk on basically every square foot of the roofing! With soft washing very little, if any of your roof will be walked on. - Some roofing manufacturers say pressure washing a roof will void the warranty.

Pressure cleaning is done by walking on your entire roof and blasting the appearance of living black algae off with a 3000 to 4500 psi ( Pounds Per Square Inch ) power washer and of course, in turn, blowing that living algae onto everything surrounding your house. Pressure Washing machines do not have the ability to apply a high enough level of anti-bacterial cleaning agents, to come close to wiping out the billions of algae spores-which is what you see, when you see black on your roof ( or house, pool areas and driveway etc. So, a power washer job leaves living invisible black algae spores coating your entire roof, plus everything surrounding your house, within 10 to 20 feet of the roof edge, which will continue growing and will become visibly black again in 1 to 1 1/2 years.

So, pressure washing machines are unable to kill off the algae and can blast living algae up under your roofing, to grow on your underlayment.

Pressure used on a shingled roof, will also blow a large % of the color / protective granules off of your shingles and loosen the tabs, cutting years off the life of your roof.

The roofing manufacturers specifically say DO NOT PRESSURE WASH shingled roofs and not to use over 1200 psi on tile. Most pressure washers run 3000 to 4500 psi. Of course, we don't live in an honest world, so unless you have a psi gauge to check the workers machine, what pressure would you assume most machines will be set at? THE HIGHER THE PRESSURE, THE QUICKER THE JOB WILL BE COMPLETED!

On tile, because the roof has to be walked on everywhere, the amount of broken / cracked tiles will be high and only if the worker is very honest, will you ever know it. Many just kick them back together and they are hard to see from the ground. Because of our expertise, we usually don't crack any tile, if on occasion we do, we repair it-every time and free, of course!

Pressure also blows pieces of your soft ridge cap cement off into space! This soft cement is always cracked up and chunks can easily be blown away.

Then there is the glazing that comes on most tiles, after each power wash job, you will have less and less glazing left and your roof will be a dull, faded example of what it was prior to being beat up with a pressure cleaning machine!

Even worse, is a "surface cleaner" - looks like a floor buffer - it has set distance jets that barely reach the valley portions of barrel tile, but blast the top rounded portions unbelievably hard, even rounding the sharp edges - I have seen it myself!

These are actually Flat Surface Cleaners, originally made specifically for flat cement-driveways, walks and parking lots only!

PRESSURE WASHING HAS IT'S PLACE - JUST NOT ON ROOFING.

I have been a licensed, insured, pressure washing contractor here in Charlotte County since 1989, so I have seen the damage that comes from using a power washing machine on roofing myself - before I learned to clean roofs properly from the roofing manufacturers themselves, in the mid 90's

I have the proper assortment of equipment and more knowledge than most, to clean any surface you have that is dirty or has algae or bugs etc.

With my 27+ years experience here in Charlotte / Sarasota County and my son's 22 years, we have learned to perfect roof cleaning, as well as the use of pressure washing machines, using a lower, non-damaging pressure of instead of the common 3000 to 4500 psi. We compensate for less blasting pressure, by using higher water volume pumps on our machines I BUY HIGH WATER VOLUME PUMPS FOR OVER $550 EACH, THAT I RUN WITH A LOWER PRESSURE SETTING. These are special pumps, that put out a high water volume flow, instead of the common 3-4 Gal Per Minute pumps that come standard on most pressure washing machines, that most companies would ordinarily use, requiring the use of the higher 3000 to 4500 lb pressure spray blast. Everything you have cleaned, will last longer, if cleaned using a larger volume of water, rather than a higher hit of pressure!

THE ONLY EXCEPTION IS ON CONCRETE-DRIVEWAYS ETC-MY SURFACE CLEANING MACHINE AUTOMATICALLY TAKES THE PRESSURE UP TO 3500 psi

I use a 60 psi pump to deliver the manufacturer specified cleaning agents up onto the roofs. After traveling through my 230' of roof cleaning hose, the pressure is about 20 psi at the gun sprayer-lower than your outside water hose spigot. Even that is just to deliver the cleaning agents onto the roof's surface, as the roofing manufacturers say to do.

What you see in my videos, is all that is done to clean roofs 100% other than rinsing, diverting downspout runoff, or tarping plants, as needed.

A pressure washing machine is never started up during the cleaning process and never should be.

If anyone claims they are cleaning in this same manner = "Non-Pressure" "Soft Washing" "No Pressure" Chemical Cleaning" Ask them when they bid your job, if a pressure washing machine will be started up during the process for any reason.

If they say "Yes, but we turn the pressure way down" or "Yes, but just for rinsing" or "Yes, but we use a surface cleaning machine"

THESE ARE COMMON, WELL KNOWN IN THE INDUSTRY, INTENTIONAL MISDIRECTIONS. THEY WILL IN FACT SIMPLY PRESSURE WASH YOUR ROOF!

No matter what chemicals, green claims, eco-friendly and so on, in the end, a power washing machine does the actual cleaning and leaves it's inevitable damage, spreading the living algae spores everywhere under the roofing and around the property, as it's blown over the roof edges and up underneath!

If they say the pressure is turned down, how will you know? On a shingled roof even 200 psi will blow a large amount of granules off and still blow living algae all over!

Having been in business here over 27 years, has taught me that even when it comes to houses and pool cages etc,blasting with high pressure is not as good at cleaning surfaces as having a greater water flow machine, as I use. Plus, far less chance of damage-such as drawing lines in paint / wood siding, or stripping paint, or blowing cracked stucco off etc.

I only use high pressure, 3500 psi when I clean flat cement / concrete - driveways, sidewalks and parking lots, or want to strip paint, as a painting preparation.

If you hire a big business, it usually includes work crews. You might get the guy they trained last week! Not so with us!

Be wise and stick with the manufacturers' instructions for cleaning and use only roofing manufacturer specified cleaning chemicals - Bleach, soap and water. Just follow the manufacturers' instructions, as you would with any products you buy. Plus only use that same manufacturers' specific Non-Pressure cleaning method on your roof!
