Some guidelines/points to remember to Homeowners most common headaches...
1.Contact the Contractors State License Board (CSLB) on-line to check the status of the contractor's license- a must!
2. Get at least three local references from the contractors you are considering
3. Needed permits before the work starts/permit fees included in the contract-
4. Read and understand your contract
5. Contract tells you when work will start and end/ contract includes detailed description of the work to be done, the material to be used, and equipment to be installed
6.Down payment make sure it is no more than 10% of the contract price or $1,000, whichever is less- ( applies to STATE OF CA)-
7.You should pay only as work is completed and not before
8. "Notice to Owner," a warning notice describing liens and ways to prevent them
9.Changes or additions to your contract must all be in writing/ Putting changes in writing reduces the possibility of a later dispute- common mistakes.. going over your budget..review the plan thoroughly
" A Good General Contractor and Project Manager review the plans for any missing details on the PROJECT, before starting. An incomplete plans, missing details and informations produce CHANGE ORDERS which translates to $$$$. Getting a CHEAP BID doesn't mean you are getting a lot for your money..REVIEW THE BID!!!!
