Your water heater should be "flushed" once per year. Flushing the water heater eliminated the build-up of scale / mineral deposits in the bottom of the heater tank. A build-up in the bottom of the tank decreases the efficiency of the water heater and causes the tank to wear out quicker than normal. If your heater "clanks", "pops", and "rumbles" when the water is heating, that is a sign of a large build up of minerals in the bottom of the heater tank. The life expectancy of a water heater that has not been serviced is about 7 - 10 years. The life expectancy of a water heater that is regularly serviced is double that figure to at least 15 years. Another overlooked item on the water heater is the T&P; (temperature&pressure) relief valve. This is a safety valve that is located within the top 6 inches of the water heater tank. The purpose of this valve is to "relieve" pressure build up in the water heater tank due to excessive build up of temperature or pressure. The teperatue and / or pressure build up in the tank can be caused by a number of things including temperature set to high, maulfunctioning thermostat, excessive incoming water pressure, and more. The T&P valve is a mechanical device and can fail. Per water heater manufacturers, the T&P valve should be tested once per year and replace every three years by a licensed plumber.
