GET A SECOND OPINION FIRST!!!!! Nate was recommended to us by our realtor, we got the pre approval with no hang ups, everything went smooth until it came down to the real deal. Nate had us pre approved at 3.5% down, us paying closing costs and a rate at 3.5% on a 300k loan. Total out of pocket roughly around 14-15k. Upon finally getting a home under contract that quickly changed. First, I emailed Nate on a Thursday afternoon as we had locked into contract and wanted to get the ball rolling, Nate did not respond until Friday night at 6pm over a holiday weekend. By the time we could actually do anything it was Tuesday and rates had jumped to 4%, then came the best part, Nate told us we needed to put 5% down, pay 3k to buy a point down because our dti was too high and all closing. All in all it came out to 23k, almost 10k over our "pre approval"! I immediately contacted another mortgage broker that came highly recommended by a friend, I explained our situation to him, within one week he had us 100% approved for less than Nate originally quoted! The best part is They work for the same company, Nate truly does not know what he is doing or is scamming excited home buyers by scaring them into buying points and taking higher rates!!!! 10,000 dollars is a HUGE difference and should be taken into consideration before even speaking to Nate!
